Once you have made the decision to sell your property, ring us to arrange a visit, where we can discuss current market conditions and offer you an initial appraisal of the value of your property. We will offer a full and honest explanation of the costs that you may incur in the sale of your home – there won’t be any hidden extras! There is also no obligation whatsoever to go with us: we are really keen to avoid a hard-sell and we will not bombard you with phone calls or pressure you in any way.
If you do decide that you would like us to sell your property for you, you will need to give us written instructions to proceed and then we can arrange for a Home Report to be carried out, which can usually be done within a few days. We use local surveyors who have decades of experience in writing reports in this area and they will also produce a helpful floor plan. We will then prepare a schedule for you and you will have the final say in which pictures are used and what is written about your property – after all, you know it best!
Once the Home Report and the schedule are ready, the property will be displayed on our website, Rightmove, s1homes.com, Zoopla.co.uk, OnTheMarket.com and all associated portals, and will be displayed in a prominent position in our office window in Dunblane. We will also organise a ‘For Sale’ board to be erected at your property, unless you would prefer not to have one.
We will arrange viewings at convenient times and will always contact you with any comments and feedback. You can choose to do the viewings yourself, or we can also do this on your behalf. If this happens, we will have a meeting to discuss particular aspects of the property that you would like us to mention to prospective buyers: for example, you might have a beautiful Victorian fireplace hiding behind a plasterboard wall, or an old waterwheel hidden in stonework.
We will then accept any notes of interest on the property, liaise with solicitors and, if appropriate, set a closing date after discussion and agreement with you. A closing date can be useful in some circumstances and we can advise you if we feel it will be beneficial for your property. We will provide you with full details of all verbal or written offers received for your property and will pass on any acceptable offer to your nominated solicitor. We are happy to recommend a local solicitor if necessary.
